The Best Home Updates for Maximum Return by Sissy Williams, Sissy William Realty LLC

If you’re thinking about selling your home, one of the biggest questions you may be asking is, “What updates are actually worth the money?”

After helping hundreds of clients across all price points prepare their homes for market, I can confidently tell you, you don’t need a major renovation to make a big impact. Strategic, cost-effective updates can increase your home’s appeal and help you sell faster and for more money.

Below are the top updates that give sellers the best return on investment (ROI) before listing:

FRESH PAINT (100% ROI)

Hands down this is the best ROI. Painting is an easy an inexpensive way to refresh your home and make it feel and look newer. Even if you are a lover of color, it’s time to remember, you won’t be living in the home anymore and your goal is to appeal to the largest number of buyers as possible. Neutralize!!! Think soft and creamy whites; this makes rooms feel bigger, brighter and move in ready!

CURB APPEAL (100% ROI)

Curb appeal is the first impression of your home and first impressions matter. Simple landscaping updates like fresh mulch or pine straw, trimmed hedges, pulled weeds, clean gutters and pressure washed driveways, walkways, and front porches matter. Don’t forget to clean your front door, get rid of the cobwebs, put out a fresh new welcome mat and add some seasonal flowers. This will set the tone before a buyer even walks in the door!

KITCHEN REFRESH (70% - 90% ROI)

We all know the kitchen is the heart of the home so you should really focus your attention on this room. A complete remodel often costs more than you will get back and is not necessary at all price points. Instead, you can focus on the following projects that may be more manageable, painting outdated cabinets, updating hardware for something more current, adding updated faucets, light fixtures, and replacing mismatched or outdated appliances with affordable stainless steel options. All these quick upgrades can modernize your entire kitchen.

BATHROOM TOUCH-UPS (70% - 80% ROI)

Bathrooms don’t need to be gutted to look refreshed. Consider re-grouting tile, updating mirrors and lighting, or replacing an old vanity. These relatively small fixes go a long way in creating a clean, modern impression.

FLOORING UPGRADES (70–80% ROI)

Worn carpet or damaged flooring can turn off buyers instantly. Replacing carpet with luxury vinyl plank (LVP) or refinishing hardwoods adds real value. Even deep-cleaning carpets can make a visible difference.

UPDATED LIGHTING (60%-80% ROI)

Lighting is an underrated and often disregarded upgrade, but it can provide a powerful impact. Outdated fixtures can make your entire home feel stuck in the past. Swapping them out for clean, modern options can brighten your home; literally and stylistically.

REPAIRS & MAINTENANCE (CRUCIAL TO YOUR ROI)

Basic home maintenance is often overlooked by Sellers because little inconveniences and annoyances are things that we learn to live with daily. What may seem minor to us, are noticed by inspectors and buyers, and can make a difference in the amount a buyer is willing to offer on a home. A well-maintained home gives the impression of quality and care and repairing things before you list your home can prevent bigger issues during the inspection phase and ultimately protect your negotiating power.

CLEAN

If you do nothing else, make sure your home is clean, uncluttered, and free of smells!  Few things turn buyers off more than walking into a space that feels dirty, cluttered or with unpleasant odors. The good news is cleaning cost little more than time and effort but offers a bit impact. A clean, well-organized home sends the message that the property has been  well cared for and that goes a long way when it’s time to make an offer.

In closing, it’s important to note that every home, every market, and every circumstance is different. If you are considering selling in the next 6–12 months, I’d love to walk through your home and give you honest, personalized advice about what will make the biggest impact without overspending. I work with clients at all price points and take pride in helping sellers get the most value for their home with smart, well-timed decisions.
